"FSBO" stands for "For Sale By Owner". Those in the real estate business pronounce it "Fisbo".  People "do" for sale by owner for several reasons. Most commonly to save money.

There are other reasons people do for sale by owner. Some are truly interested in the process and think it will be fun. Other people don't like Realtors in general, maybe they've had a bad experience with a Realtor. Some people just aren't comfortable dealing the "system" and sales people.

Many people who sell their own home end up being involved with a Realtor and paying some commission. It usually happens like this: Homeowner puts and ad in the paper and a sign in the yard, a Realtor is working with someone who sees the ad or has an interest in the house. The homeowner pays the broker to list the house on the Realtor Multiple Listing for a small flat fee. In order to be on the Multiple Listing you must agree in advance as to how much you will pay a Realtor who brings a buyer. This "selling commission" is typically much less than a full commission - perhaps half as much.

Good things about For Sale by Owner - Specifics

 If a full service Realtor charges 6% of the sale price of the home that amounts to $15,000 on a $250,000 home. Most of us will do quite a lot to save $15,000 or even half of that. If you are a micro manager you may not get along with a listing Realtor. It may drive you nuts to give someone else the control. Taking on the challenge yourself may be relief.

If you have plenty of time and a unique property and you are a good sales person you may be better equipped to do the job than the Realtor. Be warned, in many cases people believe they are good at sales - but they might not be good at selling a house.

Drawbacks of For Sale by Owner

If you are not in a brisk market like you find in the more popular neighborhoods of Minneapolis and Saint Paul, you may save the commission but get a lower price for the house. Greater exposure provided by the Realtor can bring a higher price. A more experienced negotiator may be able to get more from the buyer than you. Often there is an advantage to being one step removed from the negotiation regardless of your ability.

Like anything, selling your own home is more work than you think. There are the showings and the follow up, the advertising and the normal chore of having the house ready to show. Most individuals will be harder to reach than a real estate broker. This means you are likely to miss some buyers if you are selling your own house.

Usually the Realtor will have more experience than you which will put you at a disadvantage in negotiations. You will have to be extra careful to understand what is going on. Sometimes this means hiring an attorney to review or draft the contract.

You will find that Realtors who say you can't sell your own house. This is not true. You will find some who say that a Realtor is just a waste of money. This is not true either. Every person and situation is different.

For Sale by with Multiple Listing and flat fee brokers

One approach is that your home is listed on the Realtor Multiple Listing for a flat fee. You reserve the right to sell your home yourself with no commission or a Realtor may sell your home and you owe a commission, but you still save the listing portion of the commission

Full Service brokers tend to concentrate on full commission full service listings and tend to be similar to each other in many ways. Not so with the flat fee broker. Flat fee brokers may have a menu of services to pick and choose from. The fee for a particular service may vary widely. When a broker says your home will be on the multiple listing, verify whether it is the Multiple Listing widely used by Real Estate companies in your area. There are many Multiple Listing services and often one is preferred in a particular area. Usually flat fee Brokers will expect their fee in advance whereas full service brokers collect fees when the home is sold. Make sure you understand the fee arrangement. If your home is sold through a Multiple Listing Service there will likely be a fee due at closing as well.

For Sale by owner services without Multiple Listing

There are services that provide you with a sign, forms, a listing on the internet and advice. My personal opinion is that this is an inferior in terms of exposure. The Realtor associations act like they own all of the information and the real estate market and for the most part it is true. The internet has changed the real estate business. It is possible that some day there will be real estate listing services that rival the Realtor Multiple Listings, but for now no one compares.
